Whether you’re thinking of selling your first flat, your family home, a rental property or property in a deceased’s estate, moving house can be a surprisingly simple and straightforward experience.
We pride ourselves on providing a full service, completely in-house Estate Agency and Conveyancing service to our clients.
If you chose James Thomson & Son to sell your property we will arrange for one of our Estate Agents to visit your property to prepare the Particulars of Sale (Brochure) taking measurements, preparing a detailed Floorplan, and taking photographs of all rooms. We will also instruct a local surveyor to carry out a survey and produce the Home Report (which is required for all advertised sales in Scotland, with some exceptions) . Once our Estate Agent has gathered all the information, they will draft the Particulars of Sale and send them to you for comment/approval.
Once the Particulars are approved and the Home Report has been finalised, we will advertise the property on Zoopla and PrimeLocation and various subsidiaries. For an Additional Fee, we can also advertise your property on ESPC.com (required for properties in KY11, KY12 postcodes). We will also handle all viewing arrangements and our Agents can carry out viewings if required. If your property is particularly popular, we may suggest fixing a Closing Date (which is in effect a blind auction) when all Offers must be submitted by a specific date and time for you to consider.
When an Offer is received we will get in contact to discuss the offer, or offers, and can provide guidance on the merits and drawbacks of the same. Our skilled negotiators can then discuss the offer with offeror if it doesn’t meet your expectation and attempt to renegotiate the terms.
The benefit of having the whole process in-house means that as soon as the Offer has been accepted, we can being the Conveyancing process straight away.
Where we differ from other Estate Agents is that our Commission based fee includes the whole Estate Agency and Conveyancing Fee . (Our fees are usually between 1%- 1.5% subject to a minimum of £1,000 + VAT).
