Here at James Thomson & Son, we don’t charge a fee for submitting your Offer. We know that it can take multiple tries to find the right property and we can provide advice and guidance on making your offer as attractive to the Seller as possible.  

Once your offer has been accepted, our Fixed Fee quotation can give you peace of mind that there won’t be any unexpected hidden charges at the end of the process. 

If you are using a Help to Buy ISA or Lifetime ISA, you should advise your Conveyancer as soon as your offer has been accepted as additional steps and documentation will be needed to ensure that your Government Bonus can be applied to your Purchase.

What is the Process for buying a Property?

You have been scouring the internet property websites looking for your next property and have found a few which look ideal.

What’s next?

Firstly, you will want to request the Home Report and look through it to determine if there are any issues marked with a 2 or 3, check the market valuation, and see if the surveyor has made any comments.

If all looks good you will want to book a viewing of the property to get the feel of the property and the surrounding area whilst also having a look for any of the issues mentioned in the Home Report.

Once you have found a property you are interested in, we recommend that you Note your Interest in the property with the selling agent, we can of course do this on your behalf, at no cost to you. It is also a good idea to ask the selling agent how many other Notes of Interest there are and whether the seller is open to offers.

When you have noted your interest in a property, the selling agent is obliged to keep you updated with regard to the fixing of any Closing Dates (when all offers for the property must be received) or any other developments.

If you instruct us to Offer on the property, we will draft and submit your Offer to the selling agents, free of charge. The seller will then consider your offer and either reject it, attempt to re-negotiate, or accept it. (if the Offer is made at a Closing Date, you only have one chance to make your best offer, there is no re-negotiation option open to the seller and late offers may not be considered)

Once your Offer has been accepted, we will examine the Title Deeds to the property, all relevant searches, the Home Report and report and discuss any significant matters with you and if you are satisfied with our findings and wish to proceed we will negotiate the purchase contract (the Missives) on your instruction to conclusion, where you are obligated to purchase the property.
